Here is a charming example of the restorative results of one such project—to restore low-grade softwood rotten windows on a listed barn conversion, a conservation area property in the serene surroundings of North Yorkshire.
This residential barn conversion property, described by The Historic England as Grade II, required a Heritage Statement and meticulous planning permission with collaboration with our client, architects and local planning officers. Following Listed Building Consent approval, we restored the timberwork on their enchanting country estate to its former glory. This project involved replacing timber windows and doors throughout the property, enhancing its energy efficiency and reviving its timeless charm.
As is always the case with window restoration in conservation areas, especially on a Grade II Listed barn conversion, careful replacement and modification is the best path forward. In this case, the barn conversion had low-grade softwood frames that had weathered and rotted over the past 15 years. Painted Accoya wood frames, doors and windows were chosen with improved thermal efficient glazing crafted to reinvigorate the home, prevent draughts, and deliver improved security for over half a century to come. Exact replica replacement casement windows and glass doors in a cream-sand colour were chosen to harmonise with the light brickwork. The only exception being the kitchen where a glazed screen was changed to two fixed windows and a central door.
Our Heritage WorkAlthough exact replica windows in Grade II listed properties or conservation areas are preferred, you can alter the style and choice of opening style to suit your lifestyle. For instance, you can change a casement window to a fixed window or a sash window to a mock-sash window. Also, a change in colour and material use is permitted as long as you have the correct Heritage Consent. The overall decision about how the ‘character of the building’ will be affected rests with your local council. However, suppose your windows are rotten or damaged beyond repair. In that case, local planning will grant you consent for replacements. Alterations need further evidence and reasoning but must be in keeping with your building’s age, character, and environment.
